Job Description

The Regional Manager is responsible for the overall success and profitability of a portfolio of approximately 120-130 residential units across 13 buildings. This role requires a dynamic and results-oriented individual with strong leadership, communication, and organizational skills. The Regional Manager will oversee all aspects of property management, including leasing, tenant relations, maintenance, and financial performance.

Key Responsibilities

  • Leasing & Marketing:
    • Develop and implement effective leasing strategies to maximize occupancy rates.
    • Conduct property tours and market available units to prospective tenants.
    • Manage online marketing platforms and advertising campaigns.
    • Prepare and process lease agreements.
  • Tenant Relations:
    • Build and maintain positive relationships with all residents.
    • Address tenant concerns and resolve issues promptly and professionally.
    • Conduct regular resident satisfaction surveys and implement improvements based on feedback.
    • Enforce community rules and regulations fairly and consistently.
  • Maintenance & Property Operations:
    • Oversee all aspects of property maintenance, including preventative maintenance, repairs, and renovations.
    • Manage vendor relationships and ensure timely and cost-effective service delivery.
    • Conduct regular property inspections and ensure compliance with all safety and building codes.
    • Monitor and control property expenses.
  • Financial Management:
    • Prepare and monitor budgets for each property.
    • Collect rent payments and ensure timely and accurate accounting.
    • Prepare financial reports and analyze key performance indicators.
  • Administrative Duties:
    • Maintain accurate and up-to-date property records.
    • Prepare and submit required reports to regulatory agencies.
    • Stay informed of industry trends and best practices.

Qualifications

  • Minimum of 2-years of experience in property management, with a proven track record of success.
  • Strong understanding of lease law, fair housing regulations, and property management best practices.
  • Excellent communication, interpersonal, and customer service skills.
  • Proven ability to build and maintain strong relationships with tenants, vendors, and other stakeholders.
  • Strong organizational and time-management skills with the ability to prioritize tasks effectively.
  • Proficiency in property management software and Microsoft Office Suite.
  • Valid driver’s license and reliable transportation.

Job Type: Hybrid opportunity- must be onsite at apartment buildings located in Long Beach and San Pedro as needed.

Compensation: $60,000-$80,000; no benefits are offered at this time
