Job Description
The Regional Manager is responsible for the overall success and profitability of a portfolio of approximately 120-130 residential units across 13 buildings. This role requires a dynamic and results-oriented individual with strong leadership, communication, and organizational skills. The Regional Manager will oversee all aspects of property management, including leasing, tenant relations, maintenance, and financial performance.
Key Responsibilities
- Leasing & Marketing:
- Develop and implement effective leasing strategies to maximize occupancy rates.
- Conduct property tours and market available units to prospective tenants.
- Manage online marketing platforms and advertising campaigns.
- Prepare and process lease agreements.
- Tenant Relations:
- Build and maintain positive relationships with all residents.
- Address tenant concerns and resolve issues promptly and professionally.
- Conduct regular resident satisfaction surveys and implement improvements based on feedback.
- Enforce community rules and regulations fairly and consistently.
- Maintenance & Property Operations:
- Oversee all aspects of property maintenance, including preventative maintenance, repairs, and renovations.
- Manage vendor relationships and ensure timely and cost-effective service delivery.
- Conduct regular property inspections and ensure compliance with all safety and building codes.
- Monitor and control property expenses.
- Financial Management:
- Prepare and monitor budgets for each property.
- Collect rent payments and ensure timely and accurate accounting.
- Prepare financial reports and analyze key performance indicators.
- Administrative Duties:
- Maintain accurate and up-to-date property records.
- Prepare and submit required reports to regulatory agencies.
- Stay informed of industry trends and best practices.
Qualifications
- Minimum of 2-years of experience in property management, with a proven track record of success.
- Strong understanding of lease law, fair housing regulations, and property management best practices.
- Excellent communication, interpersonal, and customer service skills.
- Proven ability to build and maintain strong relationships with tenants, vendors, and other stakeholders.
- Strong organizational and time-management skills with the ability to prioritize tasks effectively.
- Proficiency in property management software and Microsoft Office Suite.
- Valid driver’s license and reliable transportation.
Job Type: Hybrid opportunity- must be onsite at apartment buildings located in Long Beach and San Pedro as needed.
Compensation: $60,000-$80,000; no benefits are offered at this time
