Job Description
POSITION SUMMARY: The Accounting Manager– Real Estate and Property Accounting will serve as an integral member of the finance management team, and the primary function of ensuring the department meets all reporting objectives which drive business decisions and assist in the development and implementation of financial and operational performance metrics. This position will oversee the financial close process for all entities including review and reconciliation of property intercompany eliminations and reporting financial results to management. They will work closely with the Organization’s external auditors and Controller/CFO to ensure thorough and accurate audits, will be expected to lead in identification of areas of improvement of existing and/or implementation of new reporting systems to better provide the management team with operational and accounting information necessary to proactively manage a growing business.
RESPONSIBILITIES:
Corporate and Property Management Accounting
● Manage monthly financial close processes of the corporate entity and portfolio of properties managed.
● Responsible for reviewing staff work including monthly account reconciliations, preparation and review of journal entries,
and preparation of internal financial statements.
● Concisely present financial information and appropriately research and answer accounting questions to management and committee members, as requested. Prepare audit schedules and review schedules and work papers prepared by staff accountant.
● Assist with the review of the audit reports to ensure audit adjustments are recorded properly and analysis/documentation is completed.
● Manage and provide direct supervision to a team of accountants.
● Actively participate in any departmental training and education programs. Identify areas where training is needed and assist in developing the appropriate training materials.
● Assist in the formal documentation and maintenance of organizational policies and procedures.
Intercompany and Contract Receivables
● Collaborate with affiliate Organizations and program operations managers to assist in preparation of intercompany billings including reviewing and recording intercompany transactions and allocations.
● Assist in preparation invoicing for 3rd party contracts to meet key deliverables and deadlines to both internal and external stakeholders.
● Assist in intercompany accounting and reporting, reconciling, and resolving balance issues and account settlements.
● Prepare and maintain schedules to assist with monitoring and reporting on contracts receivable.
Other Duties:
● Research and document accounting issues, including preparation of technical accounting memos.
● Lead system implementation or accounting standard implementation projects under the direction and guidance and in partnership with Assistant Controller or other cross functional teams. Develop, lead, and implement recommendations for effective and efficient business processes. Assist and lead efforts in the development and documentation accounting policies and procedures property accounting processes and ensure proper segregation of duties.
● Participate and/or lead in cross-functional/cross-departmental projects and/or special projects as opportunities arise.
MINIMUM QUALIFICATIONS:
● B.S./B.A. in Business Administration, Accounting, or equivalent degree.
● 5 years of relevant industry experience (affordable housing industry, property management, and intercompany accounting).
● 2 years in a supervisory or management level role.
● Use of personal vehicle, proof of a valid and current California Driver’s License and current insurance along with a clean DMV record required.
COMPETENCIES:
● Excellent knowledge of US GAAP and not-for-profit accounting.
● Working knowledge of real estate and property management software (Yardi/MRI/ReaPage or equivalent). Working knowledge of Sage Intacct also a plus.
● Ability to address and communicate complex technical accounting questions and application of US GAAP and internal controls with minimal supervision.
● Proven ability to work across many departments with varying levels of staff to solve problems and achieve results.
● Confident, self-starter with strong ability to work both independently and collaboratively with other departments.
● Highly detail-oriented with excellent time management, prioritization, and organizational skills.
● Ability to delegate and mentor, demonstrating a team-oriented mentality.
● Proficiency in Microsoft Office programs, systems, and platforms.
● Ability to learn and use required mobile devices and business-related applications.
● Outstanding communication skills and high degree of emotional intelligence, cultural humility, with a proven track record to build and maintain effective relationships with a wide variety of internal and external contacts.
PHYSICAL REQUIREMENTS:
● Communicating with others to exchange information; seeing to read a variety of materials.
● Manual dexterity for use of keyboard, tools, controls; repetitive motion that may include the wrists, hands, and/or fingers.
● Remaining in a stationary position, often standing, or sitting for prolonged periods, while at a desk or working on a computer.
● Ability to drive and sit in a car for prolonged periods of time.
● Ability to move between floors, ascending and descending stairs.
● Light work that may include moving or lifting objects up to 25 pounds.
● Ability to squat, bend at the waist, crouch, reach overhead and horizontally, and kneel.
WORK CONDITIONS / ENVIRONMENT:
● Must be able to work in a shared office environment with moderate to high noise level with frequent contact and interruption.
● Multi-level buildings with stairs and/or ramps.
Compensation: $118,000-$140,000 depending on experience.
