Job Description
Job Summary: Maintenance Tech Specialist is responsible for the upkeep of the allocated property. Additionally, they are responsible for working on a variety of areas including plumbing, carpentry, and electrical systems. Duties include inspecting buildings, maintaining inventory, and scheduling repairs as well as providing customer service and guidance to tenants as needed.
Responsibilities:
- Conduct repairs on electrical, plumbing, HVAC, and other systems as needed.
- Perform routine maintenance tasks, such as painting, carpentry, and basic appliance repairs.
- Respond to maintenance requests from residents and address any concerns in a timely manner.
- Inspect the property regularly to identify potential maintenance issues and proactively address them.
- Ensure the property is clean and well-maintained, including common areas, grounds, and amenities.
- Participate in on-call rotation for emergency maintenance requests outside of regular business hours.
- Maintain accurate records of maintenance activities, supplies, and equipment.
- Collaborate with other members of the maintenance team and property management to prioritize and complete tasks effectively.
- Ensure compliance with all health and safety regulations and community policies.
- Clean and maintain community pools, spa and surrounding areas.
- Maintain and repair landscaping equipment, such as lawn mowers and weed eaters.
- Mow and maintain the lawn, trim trees and bushes, and maintain flower beds.
- Pick up and remove trash and debris from the property and dispose of it appropriately.
- Sweep and mop common areas, vacuum carpets, and perform other cleaning tasks as needed.
- Report any damages, call technicians and monitor repairs.
- Maintain stock of cleaning supplies and equipment.
- Follow evacuation rules in case of emergencies.
- Perform/ Survey buildings and repair mechanical systems to ensure they are consistent with health and safety standards.
- Perform maintenance of electrical systems. (replace light bulbs and sockets, clean and repair circuit breaker panels, etc.)
- Assist in the setup of ventilation, refrigeration, and other systems and conduct repairs when necessary.
- Maintain heating and plumbing systems to ensure functionality.
- Inspect alarm systems (fire, protection) and schedule repairs when needed.
- Perform manual repairs when necessary. (fix locks, replace windows, etc.)
- Undertake activities of pest control such as spraying insecticide.
- Conduct general upkeep procedures (e.g. landscaping) and other tasks as assigned. (painting, carpentry, etc.)
- Assist in budget preparation and ensure it is followed.
- Conduct regular maintenance on HVAC, plumbing, electrical systems, appliances, or other systems in the facility as required.
- Need to notify Management of repairs before they can complete work.
- Other duties as assigned or required by the property manager.rm other related duties as assigned.
Job Requirements:
- A High School Diploma or equivalent.
- A valid driver’s license.
- Ability to understand instructions verbally and in written form.
- Ability to communicate effectively, multi-task, and have good organizational skills.
- Ability to frequently stand and walk.
- Ability to frequently lift and/or move up to 25 pounds and frequently lift and/or move up to 25 pounds.
- Ability to frequently lift, climb, kneel, stoop, crouch, and/or crawl.
- Ability to work around chemical cleaning solutions.
Compensation: $24-$26 per hour, plus benefits
